The Architect (Torres Architecture) agrees to provide full architectural services for the design and construction of a single-family residence at 1245 Maroon Creek Road, Aspen, CO 81611. Services include: schematic design, design development, construction documents, bidding assistance, and construction administration.
Phase 1 — Schematic Design & Design Development ($15,000): Site analysis, program development, concept design, floor plans, elevations, 3D visualization, and material palette. Phase 2 — Construction Documents ($15,000): Complete drawing set for permitting and construction, structural coordination, MEP coordination, finish schedule, and specifications. Phase 3 — Construction Administration ($15,000): Weekly site visits, RFI responses, change order review, contractor coordination, and final walkthrough.
Total fixed fee: $45,000, payable in three phases as described above. Each phase payment due upon commencement of that phase. Additional services (scope changes, redesigns after approval) billed at $200/hour with prior written approval.
The Architect retains copyright of all drawings, designs, and documents. The Client receives a license to use the designs for the construction of this specific project only. The Architect may use project images and descriptions for portfolio, marketing, and publication purposes.
Estimated project schedule: Schematic Design: 8 weeks. Design Development: 6 weeks. Construction Documents: 10 weeks. Permitting: 4-8 weeks (jurisdiction-dependent). Construction Administration: Duration of construction (~12 months). Delays caused by Client review, regulatory agencies, or contractor schedule are excluded from the Architect's control.
